Equity, property by property.

A real estate net worth tracker keeps each property's market value and mortgage balance side by side so the equity is always visible. StatementsReady does that inside a personal financial statement, which means the same numbers export as the real estate schedule a lender asks for.

Why budgeting apps
get real estate wrong.

A general finance app has one line for "home". A portfolio needs one line per property, with the loan next to it.

One line for everything

Ten properties become one number, and the mortgages sit somewhere else. The equity per property disappears.

No lender output

When a lender asks for a schedule of real estate owned, a budgeting app has nothing to export.

Commercial loans left out

Balloon notes, private money, and cross-collateralized debt do not fit a consumer app's loan categories.

Value and debt,
side by side.

Each property is a record with its loan attached. The statement totals the rest.

A record per property

Address, title holder, ownership share, date acquired, cost, market value, and rent, with the mortgage and any HELOC on the same record. Upload a property list and Smart Import builds the records for you.

Loan balances that sync

Connect mortgages through Plaid and the principal refreshes when you click Sync All. Non-connectable loans keep the balance you enter.

The schedule lenders ask for

Export the statement and the real estate schedule comes with it, in the standard PDF, SBA Form 413, or the Chase PFS form.

Roll forward each year

Carry the whole portfolio into next year's statement, update values, and export again.

Get in touch

How is this different from a budgeting app?
Each property here is its own record with its loan attached, so equity is visible per property, and the whole schedule exports in the format a lender wants. A budgeting app rolls real estate into one line.
Where do property values come from?
You enter them, or Smart Import reads them from a property list you upload. Use a recent appraisal, comparable sales, or a conservative estimate, and update when something changes. Automated valuations are not pulled in.
Can I track commercial properties?
Yes. The property record does not care about type. Multifamily, retail, industrial, and land all get the same fields, and commercial mortgages that Plaid can reach sync like any other loan.
Does it generate a schedule of real estate owned?
Yes, as part of the statement export. The standard PDF, SBA Form 413, and the Chase PFS form each carry the property schedule with value, debt, payment, and rent.
Can I separate properties by LLC?
Each property records who holds title, so the LLC shows on the schedule. Separate statements per entity are separate statements.
