Five lenders, one statement to keep current.

A personal financial statement for a commercial real estate investor carries a schedule of real estate owned: every property with its value, mortgage, payment, and rent. Lenders ask for it on each acquisition and refinance, and again at annual review, which for an investor with several loans means the same request arrives from several directions.

The more properties,
the harder the number.

Each property adds a mortgage, a bank account, and a lender who wants the same page.

Stale the day you finish

By the time the spreadsheet is updated, balances have moved. Annual review lands with figures from last quarter.

The schedule of real estate

Cost basis, market value, mortgage balance, payment, and rent for a dozen properties, retyped for each lender.

Every lender, their own form

One wants the bank's PDF, one wants SBA 413, one sends their own template. The numbers are the same; the layouts are not.

Built for
a portfolio.

Properties carry their own mortgages. Balances sync. Each export reads from the same statement.

Upload the schedule you already keep

Smart Import reads your schedule of real estate owned, rent roll, or property spreadsheet and adds each property with its title holder, ownership share, cost, market value, mortgage, second mortgage or HELOC, rent, taxes, and insurance. You check each one before it saves.

Mortgages that sync

Connect the loans through Plaid and the balances refresh with one click. Bank and brokerage balances too.

Every format from one statement

Standard PDF, SBA Form 413 with attachments, the Chase PFS form, or a Word or Excel copy.

Annual rollover

Roll each statement forward, refresh balances, and export again. Included on Pro and Pro Plus.

Get in touch

What does a lender want on a real estate investor's statement?
The usual assets and liabilities plus a schedule of real estate owned: each property with market value, mortgage balance, monthly payment, and rental income. Most also ask for contingent liabilities and business interests.
Do I have to type in every property?
Upload the schedule of real estate owned you already keep, a rent roll, or a property spreadsheet (Excel, CSV, PDF, Word, or a photo). Smart Import adds each property with its mortgages, HELOC, rent, and ownership share, and totals a unit-by-unit rent roll into one monthly rent per property. A property already on the statement is flagged so you do not add it twice. You review every one before it saves.
Can I track properties held in an LLC?
Each property records who holds title, so an LLC-owned property is listed with the LLC named. The statement itself is personal; if a lender wants a separate statement per entity, that is a separate statement.
Do mortgage balances update on their own?
Mortgages connected through Plaid refresh when you click Sync All. Properties that cannot connect keep the balance you enter until you change it.
What if a lender has their own PDF form?
Chase's form and SBA Form 413 are built in. For another bank's form, copy the figures from your statement onto it. Every schedule and total is already on the Standard PDF.
How do I handle the annual review from several lenders?
Set the review dates as deadlines and you get an email before each one. Sync, export the format each lender wants, and send each a link that expires after their review.
